The Small Print | Terms and Conditions

Following are ours Terms and Conditions accepted at time of booking. It is the necessary small print, which can be of great importance to you and us.

The General Terms and Conditions apply to all our accommodations Recron applicable. Below you will find the specific rules for ZoWad, which take precedence over the generally applicable Recron rules.

based on ANWB/Recron conditions

1. The reservation
• A reservation, by telephone, by email or via the website, binds the tenant.
• Prices. The tenant owes the landlord the agreed price, as stated in the written confirmation and invoice of the reservation.

Payment
o The entire rent must be paid upon reservation, unless otherwise agreed in writing with the landlord. Receipt of the rent makes the reservation final. This will be confirmed to the tenant by email. The landlord does not ask for a deposit, but damage must be reported immediately.
o In the event of late payment, the rental agreement can be terminated immediately after a summons / notice of default, after which the cancellation rules apply to the tenant and therefore apply. Exceptions are confirmed in writing (by e-mail).

2. Arrival and departure
The holiday home can be occupied from 3 p.m. on the agreed day of arrival as stated on the booking confirmation.
On the agreed day of departure as stated on the confirmation of the reservation, the house must be vacated no later than 10:00 am.
If the use of the holiday home is terminated earlier than on the agreed date as stated on the confirmation of the reservation, the tenant is not entitled to a refund of (part of) the rental price and/or costs.

3. (Number of) persons / pets
The house may only be used by the number of persons agreed in accordance with the description of the house. Children aged 0-2 do not count in the maximum number of persons of 3. However, they do pay tourist tax.
The house is used by the number of persons specified when booking, changes to this must be reported before arrival.
-Age: Teen and student groups are not allowed. At least one adult aged 25 or older must always stay in the accommodation (Molenhuisje Beaufort | ZoWad).
-One (1 maximum) dog is allowed and welcome. Additional costs are charged per pet per night. Pets are not allowed in the bedrooms and on the chairs and couches, both inside and outside.

4. Landlord's obligations.

Landlord is obliged:
• To make the accommodation available in time as agreed in this rental agreement;
• To be made available in good condition and complete with inventory;
• For the stay with inventory, to have a proper building and contents insurance, which also covers damage during rental;
• To ensure that the site manager provides the tenant with access to the site where the accommodation is located;
• To give sufficient instructions in advance for the use of the accommodation and accessories.

5. Tenant's Obligations.

Tenant is obliged:
• Pay the rent or cancellation costs due, even if he does not use the accommodation or for a shorter period;
• To use the residence carefully, according to its destination;
? Follow the landlord's instructions;
• Not to use or rent out the accommodation to others;
• Ensure compliance with the house rules by the group of which the tenant is a member;
• To deliver the accommodation on time and in the same condition as at the start of the rental period, subject to normal wear and tear.

6. Deposit
When booking, the tenant no longer pays a deposit to the landlord. However, all damage must be reported to the landlord immediately: by email, telephone, What'sapp, so that the damage can be repaired and settled as soon as possible.

7. On departure
Upon departure, the landlord requests the tenant to make the following in order:
1. Wash dishes and put away dry. Kitchen inventory empty and clean in the cupboards. Empty, defrost and clean the refrigerator/freezer compartment, empty and clean the pedal bins and empty, clean and dry the coffee makers.
2. Put furniture back where it was on arrival.
3. Deposit waste in the containers on site. Deposit or take your own glass in a public bottle bank. Bring deposit bottles.
4. Switch off the air conditioning and all lights.
5. Place patio furniture as found. Loose cushions in the storage box outside.
6. Leaving floors ?wipe clean'.
7. Wipe the inside of the fireplace clean. Empty ash. Deposit the ash and wood in a closed gray bag in the gray container.
8. Hand over the key to the landlord. Make sure you haven't forgotten anything. Sending costs are for the tenant.

8. Cancellation by tenant
1. The tenant must cancel in writing, by e-mail or post.
2. In the event of cancellation, the tenant owes the following cancellation costs:
? 15% of the rent in case of cancellation more than 3 months before the start date of the rental period;
• 50% of the rental price if canceled more than 2 months but not more than 3 months before the start date of the rental period;
• 70% of the rent if canceled more than 1 month but not more than 2 months before the start date of the rental period;
• 90% of the rental price in case of cancellation from 1 day but no longer than 1 month before the start date of the rental period;
• 100% of the rental price in case of cancellation on the commencement date of the rental period.
3. If the accommodation is rented to a third party for the agreed period, the cancellation costs will be reduced by the rental income.

9. Non-Compliance
1. If one of the parties fails to fulfill its obligations, the other party has the right to dissolve the agreement in whole or in part, unless the shortcoming is of a special nature or minor in scope. In the event of dissolution, there is also an entitlement to compensation for any damage, unless the shortcoming can be attributed to this party itself. If the holiday has been spoiled in whole or in part due to the shortcoming, the tenant can claim compensation for this.
2. In the event of dissolution resp. partial dissolution due to a shortcoming on the part of the lessor, he shall refund any rent paid in proportion to the dissolution.
3. If the accommodation is not delivered or not delivered on time, the tenant is entitled to 25% of the rent, subject to the full right to full compensation, as referred to in paragraph 1.
4. If the tenant vacates the accommodation later than agreed, the landlord is entitled to a proportional increase in the rent and compensation for the resulting damage during the rental period.

10. Costs during rental | normal maintenance and repair
The necessary costs of normal maintenance and repairs are for the account of the lessor. The tenant must contact and request permission from the landlord before ordering maintenance or repair of the accommodation. Reimbursement of the costs incurred will be made on presentation of itemized invoices.

11. Damage
? In case of any damage due to loss, confiscation and significant damage to the accommodation, inventory and accessories, the tenant shall consult with the landlord. Tenant shall comply with the landlord's instructions.
? The lessee is liable for damages and related costs incurred during the rental period, unless the damages are covered by the insurance taken out for the stay, which should have been insured under this agreement. This amount is maximum the excess.
? If the landlord's own risk is charged, it will be recovered from the tenant.

12. Governing Law and Dispute Resolution
Dutch law applies to this agreement. Only the Dutch court is authorized to take cognizance of disputes. If a disputes body is competent in this matter, the dispute can also be submitted to that body.

Other information & rules:
-Insurance: we have a building, liability and contents insurance with Delta Lloyd / via Assurantie- en Bemiddelingsbureau A. de Wijn VOF (in Texel).
-Energy: the tenant is obliged to be careful with energy consumption and to pay extra attention to this in view of the energy shortage. Extremely high energy consumption can still be passed on to the tenant afterwards, in consultation and with an explanation. Examples: the air conditioning units must be switched off when leaving the accommodation, all doors must be closed when using the air conditioning, electricity from the accommodation must not be used to charge an electric car.
